House Extensions · Aldridge

A home extension designed to work, inside and out.

A good extension is one that fits how your family lives, in a way that's strong enough to stand up to scrutiny if it gets one. Walsall Council's planning officers can recommend approval and still have a ward councillor call the decision in for committee, so we design schemes that hold up to both kinds of attention.

Good to know:

Officer recommendation is not the final word in Walsall. Any ward councillor can call an application in to planning committee, even one officers have recommended for approval, and committee can refuse or defer against that advice. Objections only matter if committee finds they raise a genuine planning issue, but the route to a longer process is real, and your design is worth building against it from the outset.

Design First approach

What we spend most of our time on.

You'll be living in this space for years after any planning decision is forgotten, so that's where the real work goes: how the light moves through the room across the day, how the new kitchen opens onto the garden, whether it fixes what's been bothering you about the house. Standing up to scrutiny is part of getting that right, not a separate task.

Starts with what's not working

We look at your house as it stands, not a generic version of it: where it's tight, where it's dark, what your family's outgrown. Your brief comes from that, not a standard template.

How it feels to be in the room

Where a window sits, how a kitchen opens onto the garden, the route from old house into new space. These are the details you'll live with long after a planning decision is old news.

A scheme that earns its place

A well-resolved design, in proportion with your house and street, is also the design that's hardest for a neighbour or a councillor to object to. Good design and a robust planning case aren't separate jobs.

How it works

Four stages, designed to hold up if it's called in.

Each stage exists to make your application resilient if it gets called in, not only acceptable if it doesn't.

Consultation & check

We confirm your property's planning history and whether neighbouring sites have a record of objections or call-ins, before anything else happens.

Design & feasibility

We sketch how the space could genuinely work for your family, then design it to hold up against a genuine planning objection, not only to satisfy whoever reads it first.

Submission

Your application goes in with the planning argument already built, so if it does reach committee, the case has already been made.

Build support

Building regulations, contractor tenders and site visits follow, with no handover to a different team partway through.

Common Questions

Yes. Walsall Council's ward councillors can call in an application for committee decision even when planning officers have recommended approval, and committee can also defer or refuse against officer advice. A recent Aldridge case, a three-bedroom house on a storage yard, was called in by a councillor after officers recommended approval, refused at committee citing massing and neighbour impact, then brought back for reconsideration after the design was revised. Your scheme gets designed with that possibility in mind from the outset.

It depends on your property's size, position and planning history. Many single-storey rear extensions fall under permitted development rights, but Aldridge has conservation areas and some properties have had permitted development rights removed previously, so a planning history check matters before assuming anything. We check this for you at no cost before any design work starts.

Yes. The design process starts with how you use your house now and what the extra space needs to do for your family, not with planning risk. A scheme that's genuinely well resolved tends to be the one that holds up if it's called in too, but that's a consequence of good design, not the starting point for it.

Fees are fixed for house extensions, set by the scale and complexity of your project rather than a percentage that moves with your build cost. You'll have that figure before design work starts. The pricing guide breaks down what's covered at each stage.

Yes. Aldridge, Streetly, Little Aston and the surrounding area all fall under Walsall Council for planning, and we work across the full area.
